What is a home measurement or floorplan service?

Home measurement services are just what they sound like: Based on what you need, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a home measurement service, an appraiser takes measurements of your property with a measuring tool — generally a tape or laser measuring device. As they move around the house, they observe the layout of the rooms and other features, like closets, entryways, and fireplaces. They might sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total square footage of the home and the overall layout.
